Site Acquisition Specialist

Scope: The Site Acquisition Specialist is responsible for acting as an intermediary between our customers (predominantly wireless companies) and owners of real estate assets. The Site Acquisition Specialist’s role includes, but is not limited to, locating appropriate properties, negotiating transactions, and perform zoning/permitting activities in multiple jurisdictions (depending on project scope).

Hours: Mon-Fri (may vary based on project needs)
Supervisory Responsibility: N/A
Essential Job Functions:
- Canvass and scrub client issued search rings, including identifying suitable parcels and reviewing and analyzing zoning and permitting requirements for new site development
- Negotiate all required real estate agreements, including but not limited to Consent(s), Amendment(s) and other required Site Acquisition documentation
- Enter and track all project related data in a cloud-based platform according to company standards
- Utilize project management tool, including dashboards, reports, and other key functions to drive towards real-estate customer milestones
- Utilize reporting tools to meet daily, weekly, monthly, and quarterly Key Performance Indicators (KPI’s)
- Prepare and submit Site Candidate Information Packages
- Review and prep Co-location Applications when required, and oversee applications through approval to proceed
- Exercise quality control, data entry, coordination and project tracking of site candidate packages, tower lease and amendments, and other required site acquisition documentation
- Review and depict Title Reports and assist in curing exceptions
- Review all project related drawings, including but not limited to Lease Exhibits, Zoning Drawings, Property Surveys, Construction Drawings, Historical Drawings/Packages, as necessary for the project(s)
- Obtain landlord approval and sign off on, including but not limited to, all project related drawings, zoning/permit applications
- Act as a point of contact for the community and/or government agencies
- Cultivate a strong relationship with each customer’s decision makers to maximize new opportunities and revenue
Other Duties:
- Maintain internal database / external customer database
- Coordinate, schedule and track site visits and technical team visits with various departments
- Coordinate, order and track title, surveys, environmental reports, structural analysis, regulatory reports, lease exhibits and construction plans and drawings, as required
- Attend internal and external status meetings, as needed

- Ability to read and understand construction drawing
- Ability to interpret commercial lease agreements, municipal ordinances and regulations and building codes
- Ability to read and comprehend surveys and construction drawings
- Ability to meet multiple project deadlines
- Ability to work in a fast-paced environment, easily adapting to policy and process flow changes
- Strong written and verbal communication skills
- Ability to act as liaison across various departments
- Strong organizational skills, including the ability to prioritize and maintain schedules
- Strong problem-solving and analytic skills
- Ability to travel when required, including but not limited to, client meetings, potential and existing client sites (minimum 25%)
- Valid driver’s license required
Education and Experience:
- Bachelor’s degree or equivalent experience in telecom site acquisition (preferred)
- Detailed, extensive, and recent experience with project management, contract, and negotiations
- Minimum 3 years professional work experience, preferably in the wireless/telecommunications industry, or other relevant industry(s)
- Advanced knowledge of MS Word, Outlook, PowerPoint, and Excel
- Salesforce background/experience (preferred
