Site Acquisition Specialist

Job Overview: The Site Acquisition Specialist (SAQ) will independently support the Verizon project team with responsibilities in telecommunications site development, including new site development and modifications to existing facilities. Key tasks involve candidate selection, file audits, leasing, landlord interactions, and zoning and permitting. Project support requires collaboration across disciplines, reporting, and understanding of the full project cycle.

Hours: Monday – Friday, 9:00 am – 5:00 pm (or as required)
Supervisory Responsibility: N/A
KEY RESPONSIBILITIES:
Team Collaboration: Partner with construction management, land use, engineering, RF, and project management to ensure compliance with all requirements
Landlord Communication: Engage with landlords for clarifications, notice of final approvals, and construction scheduling
Site Candidate Identification:
- Market Research: Conduct a comprehensive analysis of target areas to determine suitable site locations based on RF engineering criteria, zoning laws, and market demand.
- Candidate Identification: Identify potential site candidates (buildings, rooftops, land parcels, towers, etc.) conducting desktop and in field property research within the designated RF geographic area.
File Review: (for modification sites) Aggregate all underlying leasing and zoning / permitting documents and conduct full file review to determine scope of work to complete any required leasing and permitting entitlements to modify an existing On Air VZ site.
Lease Negotiation & Execution:
- Lease Negotiation: Negotiate and prepare/redline new lease agreements, lease amendments and renewal agreements in accordance with VZ legal and business standards.
- Lease Execution: Ensure timely execution of all lease package documents and maintain communication with all stakeholders regarding lease status.
Zoning & Permitting:
- Zoning Due Diligence: Research or assist in review of zoning ordinances and regulatory requirements to determine site eligibility for wireless installations.
- Zoning Approvals: Coordinate all stakeholders to present and provide public testimony for consideration and approval for any required zoning variation applications.
- Permit Applications: Prepare, submit and expedite any necessary permit applications (zoning, building, electrical, etc.) to local authorities or other relevant agencies, ensuring accuracy and compliance with local, state, and federal regulations.
Regulatory Compliance:
- Environmental Review: Conduct environmental reviews to ensure compliance with National Environmental Policy Act (NEPA) and other environmental standards.
- Historic Preservation: Ensure compliance with the National Historic Preservation Act (NHPA), including coordination with State Historic Preservation Offices (SHPO).
- FAA/FCC Compliance: Assist in preparation to submit filings to the Federal Aviation Administration (FAA) and Federal Communications Commission (FCC) for required approvals.
Documentation and Reporting:
- Maintain accurate records of site details, agreements, and project milestones.
- Prepare and present reports on site acquisition progress to internal stakeholders.
- Proactively provide guidance and updates to internal stakeholders on project timelines and issues.
Due Diligence: Order, track, and deliver due diligence reports, ensuring regulatory and legal requirements are met
Final Deliverables: Facilitate the creation and execution of final project documents, as required
Other Duties:
- Lead project meetings, manage deadlines, and address project delays
- Identify sales opportunities with existing and new clients
- Attend internal, external, off-site status meetings, as needed
- Coordinate with partners to avoid delays and maintain project timelines
- Provide clear status updates to internal and client managers
- Maintain project databases and trackers in Sitetracker and Fuze
Competencies:
- Ability to work in a fast-paced environment, easily adapting to directional shifts
- Strong negotiation, communication, organization, problem-solving, and analytical skills
- Knowledge of local zoning laws, permitting processes, and real estate practices.
- Ability to read and interpret blueprints, site plans, and legal documents.
- Self-motivated with strong organizational and multitasking skills.
- Ability to manage sensitive information with confidentiality
- Valid driver’s license required
Qualifications:
- Bachelor’s or Associate’s Degree preferred
- 2+ years of site acquisition experience in telecommunications
- Understanding of real estate principles and terms
- Experience with zoning, permitting, or legal contract negotiations is a plus.
- Proficiency in MS Word, Outlook, PowerPoint, and Excel; experience with Salesforce and Fuze is a plus
- Ability to work independently, multitask, and meet deadlines
- Detail-oriented with strong follow-through skills
- Local travel as needed
Physical Demands:
- Ability to travel frequently to various locations.
- Comfortable working in office settings, at project sites, and attending public hearings.
